Your guide to buying real estate in Jamaica
Jamaica’s vibrant culture, striking landscapes and warm climate make it a compelling choice for a home, retirement base or investment. Buying property can be rewarding when you take each stage deliberately, use qualified professionals and do not rush the checks that protect you.
Important: This is general education, not legal, tax, mortgage or investment advice. Property requirements, costs and lending criteria can change. Get advice that reflects your personal circumstances before committing money.
Step 1: Lay the groundwork
Define your goals
Are you looking for a beachfront villa, a mountain retreat, a city apartment, land or a rental investment? Decide how you plan to use the property, your preferred locations, your must-haves and your realistic budget. Include the full cost of ownership—not only the advertised price.
Prepare financing
Seek mortgage pre-approval where you expect to borrow, whether through a Jamaican lender or financing available in your country of residence. Consider deposit requirements, currency movement, bank-transfer charges, insurance and ongoing maintenance costs. Use the calculators below to make an early estimate, then confirm terms directly with your lender.
Understand tax and transaction costs
Ask a qualified adviser to explain the costs that apply to your transaction, which may include property tax, transfer tax, stamp duty, registration, legal fees and GCT where applicable. Current official guidance is available from the Tax Administration Jamaica.
Engage a Jamaican attorney
Choose a reputable Jamaican attorney with real-estate experience before you sign or pay a deposit. Your attorney can advise on the Agreement for Sale, title searches, negotiations and registration. You can research lawyers through the Jamaica Bar Association.
Step 2: Find the right property
Browse and compare
Use Jamaica Homes to explore available properties, compare areas and save prospects. Look beyond photos: consider access, water and power supply, drainage, security, community rules, likely maintenance needs and your plans for the property.
Work with a real estate professional
A properly credentialed Jamaican real estate professional can help with local market context, viewings and negotiation. Confirm who they represent, understand their role and still keep your own attorney independent.
Inspect before you commit
Arrange viewings and ask practical questions about the property’s condition, history, utilities, boundaries and any current tenancy. Where you cannot visit, arrange an inspection through a trusted independent professional. Do not send money merely to “hold” a property you have not properly checked.
Step 3: Secure the deal
Make and negotiate an offer
Your real estate professional and attorney can help you make an offer that reflects the property, market conditions and your budget. Confirm the purchase price, inclusions, deposit, completion date and conditions in writing.
Complete due diligence
Before you are bound to proceed, your attorney should investigate the title and advise on encumbrances, restrictions, rights of way, outstanding issues and any other legal concerns. For land, consider an appropriate survey and confirm intended use, access and planning requirements.
Sign the Agreement for Sale
Once you understand and accept the terms, the parties can sign an Agreement for Sale. Deposits vary by transaction and should follow the written agreement and your attorney’s advice. Do not rely on verbal assurances for payment, title or completion arrangements.
Step 4: Complete with confidence
Finalise funds and documents
Meet lender requirements, arrange funds through a traceable route and follow your attorney’s instructions for payment. Keep copies of all transfers, receipts and signed documents.
Pay applicable costs
Your attorney will advise on the applicable taxes, duties, legal fees and registration costs for the transaction. Confirm current amounts and who is responsible for each item before completion.
Complete and register
At completion, the final documents are signed and the transaction moves to transfer and registration. Your attorney will guide you through the required steps and record-keeping. Keep all final documents safely for future sale, financing or tax purposes.
The rule that protects every buyer
Slow down when anyone pressures you to pay, sign or skip a check. A genuine seller and properly managed transaction can withstand reasonable questions, a written agreement and independent advice.
