Closing Costs in Jamaica — Key Facts
Transfer Tax: 2% of the property's market value, paid by the buyer. This is a government tax on the transfer of ownership.
Stamp Duty: 1.5% of property value (effective April 2023 onwards). Previously the seller paid stamp duty — now it's shared or negotiated.
Legal Fees: Typically 1.5%–3% of the purchase price. GCT (General Consumption Tax) at 15% applies on top of attorney fees.
Registration: A flat fee payable to the National Land Agency (NLA) for title registration and recording.
Valuation: A certified valuation is usually required for mortgage applications and may be needed for transfer tax purposes.
Returning residents: No special exemptions on property transfer costs, but some tax relief may apply to goods imported within 12 months of return.
