Mortgages for Overseas Buyers

How to finance a Jamaican property purchase from abroad — mortgage options, deposit requirements, rates and the application process.

Financing Options

1. Cash Purchase (Most Common)

The majority of diaspora buyers purchase with cash. This is the simplest approach — no mortgage application, faster completion, and stronger negotiating position. Transfer funds via Wise, OFX, or bank wire.

2. Jamaican Mortgage (Diaspora Products)

Several Jamaican institutions offer mortgage products to diaspora buyers. Rates are typically 7–12% (higher than US/UK/Canadian rates but competitive for Jamaica). Terms up to 25–30 years. Deposit usually 10–20%.

Key providers:

  • Jamaica National (JN) — dedicated diaspora desk, mortgage products for overseas Jamaicans
  • Victoria Mutual (VMBS) — diaspora mortgage programme, competitive rates
  • NCB — mortgage products for non-residents, USD-denominated options
  • Sagicor Bank — integrated banking and mortgage services

3. NHT (National Housing Trust)

If you've contributed to NHT (even from abroad through voluntary contributions), you may access subsidised mortgage rates of 2–6%. Maximum loan amounts apply and are linked to your contribution history.

4. Home Country Financing

Some buyers leverage home equity lines of credit (HELOC) or remortgage their UK/US/Canadian property to fund a Jamaican purchase. This may offer lower rates than Jamaican mortgages.

Currency Considerations

JMD vs USD mortgages: Some lenders offer USD-denominated mortgages, eliminating exchange rate risk. JMD mortgages may have higher nominal rates but benefit if the JMD depreciates.

Repayment from overseas: Set up standing orders from your overseas bank account. Wire transfers or services like Wise can automate monthly payments.

Exchange rate risk: If earning in USD/GBP/CAD and repaying in JMD, currency movements can increase or decrease your effective repayment amount. USD-denominated loans reduce this risk.
