Help Centre

A property viewing is your best opportunity to assess whether a home is right for you. Go prepared with this checklist and don't be afraid to ask questions — a good landlord or agent will welcome them.

Before You Arrive

  • Confirm the viewing time and address in writing (WhatsApp or email)
  • Look up the area online — check distance to work, schools, supermarkets and main roads
  • Write down your must-haves and deal-breakers in advance
  • Take this checklist with you on your phone or printed out

Structure & Building Condition

  • Check walls, ceilings and floors for cracks, water stains or damp patches
  • Look for signs of mould — especially in bathrooms, kitchens and corners
  • Check windows and doors open, close and lock properly
  • Look at the roof from outside if visible — missing or damaged zinc/tiles are a concern
  • Check the condition of gutters and downpipes
  • Ask whether the property has suffered hurricane or flood damage in the past

Utilities & Infrastructure

  • Turn on taps to check water pressure and temperature
  • Ask if the water supply is on NWC or a tank/well system
  • Test light switches, plug sockets and the breaker panel
  • Ask about JPS costs — check if there is a meter and who pays
  • Find out if there is a generator or solar system and who covers fuel/maintenance
  • Check internet and cable availability in the area
  • Ask whether utilities are included in the rent or paid separately

Kitchen & Bathrooms

  • Check that kitchen appliances work (stove, fridge if included)
  • Look under the sink for leaks or signs of pests
  • Flush toilets and check they refill properly
  • Check the shower or bathroom for water pressure and drainage
  • Look for tiles that are cracked or grout that is mouldy

Security & Safety

  • Check all external door locks and window grilles
  • Ask about the security situation in the area — grille doors, guard, CCTV?
  • Check whether the property is in a gated community and what access is like
  • Ask if there are working smoke alarms or fire extinguishers (especially in kitchens)
  • Check the neighbourhood at different times of day if possible — visit morning and evening

Outdoor Spaces & Parking

  • Inspect the yard, garden or shared outdoor areas
  • Check that parking is available and clarify how many spaces are included
  • Look for drainage issues — standing water in the yard after rain can mean flooding
  • Check the condition of fencing and boundary walls

Storage & Space

  • Check that storage is adequate for your needs
  • Look inside wardrobes and cupboards — check for damp or pests
  • Assess whether the layout and room sizes match the listing photos and description

Questions to Ask the Landlord or Agent

  • Why is the property available? How long has it been vacant?
  • How long is the tenancy term? Is it flexible?
  • What is the deposit amount and how is it held?
  • Who is responsible for maintenance and repairs?
  • Are pets allowed?
  • What is the notice period to end the tenancy?
  • Is the property furnished, and if so, what is included?
  • Are there any planned rent increases?
  • Who do I contact in an emergency?

After the Viewing

  • Take photos of any existing damage before you move in and share them with the landlord
  • Get all agreements in writing — avoid verbal-only deals
  • Never pay a deposit without seeing the property in person first
  • Read the tenancy agreement carefully before signing — see our guide on what should be in a tenancy agreement
