Why You Should Rent Before Buying in Jamaica
The smartest property decision for returning residents and diaspora buyers is often to rent first. Here's why — and how to do it right.
Why Rent First?
Many returning residents make the mistake of buying property before truly understanding the area they want to live in. Jamaica's parishes vary enormously in climate, infrastructure, cost of living, and lifestyle. What looks perfect on holiday may not suit your daily life.

How Long Should You Rent?
We recommend renting for at least 6 months, ideally 12 months. This gives you time to experience different seasons (Jamaica has a rainy season from May–November), understand traffic patterns, test your commute, and build relationships in the community.
Many returning residents rent in one parish, then end up buying in a completely different area after experiencing daily life. This is perfectly normal and is exactly why renting first pays off.
