Jamaica Property Sales Statistics 2026
Executive Summary
Jamaica's property market recorded approximately J$99.3 billion in sales through the Realtors Association of Jamaica (RAJ) Multiple Listing Service during 2025. This is an important measure of professionally mediated market activity — but it is not the value of every property sold in Jamaica.
Private transactions and direct developer sales outside the MLS are excluded. The underlying MLS information was compiled from transaction reports submitted by approximately 2,000 registered real estate professionals. The data reveal an extraordinarily concentrated and differentiated market rather than a single national “average house price.”

Rental Market Trends
The previously published Jamaica Homes figure of 1,727 MLS transactions nationwide was incorrect. RAJ reported 1,727 transactions in St Andrew alone, alongside 700 in St Catherine and 52 in Westmoreland.
Those three disclosed parish counts alone equal 2,479 transactions. They still exclude activity in the remaining parishes. RAJ's published June 2026 release did not provide a complete national transaction count, so the defensible national entry is: Not disclosed in published RAJ release.
This correction matters because it avoids presenting a parish count as a national measure.

Sales Market Trends
RAJ describes the J$99.3 billion as property sales captured through its MLS during 2025. It should be labelled RAJ MLS-recorded sales value, not the total value of all property sold in Jamaica.
The published parish figures show that St Andrew, St Ann and St Catherine generated approximately J$80.24 billion, or 80.8% of all reported 2025 MLS sales value. The remaining balance is a calculated residual because the public summary did not provide an individual sales value for every parish.
This concentration is more informative than an undifferentiated national asking-price benchmark.

Parish-Level Outlook
St Andrew remained the market's transaction engine: J$41.17 billion across 1,727 transactions. The arithmetic value per recorded transaction is approximately J$23.8 million — but this is not an average house price. The MLS includes varied property types, sizes and locations, and expensive sales can materially affect an average.
St Catherine generated approximately J$11.71 billion across 700 reported MLS sales, or about J$16.7 million per recorded transaction. Its scale is consistent with an important mainstream residential market spanning Portmore, Spanish Town, Old Harbour and growing development corridors.
St Ann generated J$27.36 billion, reflecting the economic weight of the north-coast resort, second-home, gated-community and investment market. Westmoreland illustrates why averages can deceive: J$6.86 billion from 52 transactions yields about J$131.9 million per transaction, signalling an unusually high-value mix rather than a typical local home price.

Tourism & Short-Term Rental Impact
Bank of Jamaica's 2025 Financial Stability Report indicates residential property prices increased by approximately 9.4% during 2025. The regional split is significant: Kingston & St Andrew rose 3.6%, while the rest of Jamaica rose 13.6%.
Prices and transactions were not necessarily moving in the same direction. RAJ reported that most parishes recorded fewer transactions than in 2024, while several nevertheless produced higher sales revenue. This is more consistent with a market that became more expensive but more selective than with a simple market-wide boom.
A rising market does not make every property easier to sell. A smaller number of higher-value transactions can increase sales value even while activity softens.
Mortgage & Interest Rate Context
Mortgage lending to individuals continued to expand during 2025, although growth moderated. Bank of Jamaica reported year-on-year growth of approximately 12.3% in September 2025, compared with 14.3% previously.
Earlier BOJ evidence recorded 4,822 new mortgage accounts worth approximately J$82.9 billion in 2024. The value of new loans grew faster than the number of accounts, which is consistent with larger loan sizes.
The BOJ policy rate stood at 5.50% following its June 2026 decision. Policy rates do not translate directly into mortgage rates, but monetary conditions influence borrowing capacity and credit availability — essential demand variables for the remainder of 2026.
Construction & Development Pipeline
Public portals provide a useful advertised-supply indicator, not a completed-sales statistic. At the August 2026 review, Realtor.com's international Jamaica portal displayed approximately 4,399 properties advertised for sale, including more than 1,100 around Kingston/St Andrew, more than 500 around Ocho Rios/St Ann, and around 1,300 houses nationally.
These figures should not be called Jamaica's total inventory or RAJ MLS inventory. Listings can be syndicated, duplicated, categorised differently and may include land, apartments and houses. They are useful only when clearly labelled as public advertised supply.

Analyst Commentary
A listing price is what a seller hopes to receive; a sale price is what a buyer agrees to pay. They are not interchangeable.
Jamaica Homes should keep three concepts separate: completed RAJ MLS sales, Bank of Jamaica property-price movements, and public advertised inventory or asking prices. Combining them in one headline chart creates false precision.
For that reason, the previous J$24 million Kingston & St Andrew and J$20.5 million St James asking-price cards have been removed. Without a documented property type, geography, sample size, reporting period, currency treatment and exclusion rules, they are not credible market benchmarks.

Jamaica's 2025 sales market was worth approximately J$99.3 billion through the RAJ MLS alone, but the headline disguises a concentrated and increasingly differentiated market.
St Andrew remained the transaction powerhouse. St Ann generated extraordinary value in the tourism and investment corridor. St Catherine contributed substantial residential volume. Outside the Corporate Area, BOJ data indicate materially faster residential price growth.
As Jamaica moves through 2026, property values remain an important indicator, mortgage credit continues to expand and buyers appear more selective. For sellers, a rising market does not guarantee a quick sale; for buyers, softer transaction activity does not necessarily mean falling prices.

Jamaica Homes uses several datasets because no single source captures Jamaica's entire property market.
- Realtors Association of Jamaica MLS: recorded MLS transactions; excludes direct developer and private off-MLS transactions.
- Bank of Jamaica: residential property-price movements, mortgage lending, credit conditions and monetary indicators.
- Jamaica Homes market intelligence: proprietary observations and advertised-property information, labelled separately from official indices.
- Public listing portals: supplementary measures of advertised inventory and asking prices, never completed sales.
Where Jamaica Homes calculates future averages or medians, reports should publish the sample size, property type, geography, reporting period, currency treatment and exclusions.
