Jamaica House Price Trends 2026

Coverage: 2025 price and mortgage data; updated August 2026 Updated: 1 August 2026 Jamaica Homes Market Intelligence

Executive Summary

Jamaican residential property prices increased during 2025, but the pace of growth differed substantially between the Corporate Area and the rest of the country.

Bank of Jamaica evidence indicates prices rose approximately 9.4% nationally. Kingston & St Andrew rose 3.6%, while the rest of Jamaica rose 13.6%. These figures measure price movement — not the price of a typical Jamaican home.

Rental Market Trends

The national 9.4% increase indicates residential values continued rising during 2025. The regional breakdown is more revealing: Kingston & St Andrew remained Jamaica's largest high-volume professional market, but prices increased more slowly there than elsewhere.

The stronger 13.6% increase outside the Corporate Area points to greater price pressure across regional markets. Possible contributors include new residential development, north-coast investment and second-home demand, diaspora and returning-resident purchases, infrastructure, limited desirable supply, construction costs, larger mortgage balances and changes in the mix of properties sold.

These are possible explanations, not proof of what caused the index to rise.

Sales Market Trends

A market can record higher prices while completing fewer sales. RAJ reported approximately J$99.3 billion in 2025 MLS property sales, while most parishes reportedly completed fewer transactions than in 2024 even though several generated more sales revenue.

This suggests a more selective market in which higher-value transactions had greater influence on reported totals. It does not mean every property rose by the national rate or that sellers can automatically secure a higher price.

Short-term/vacation rentals show higher gross yields but involve greater management costs and seasonality.

Parish-Level Outlook

A listing price, sale price and price index answer different questions.

  • Asking price: the seller's expectation.
  • Sale price: the amount a buyer agrees to pay.
  • Price index: a measure of how comparable property values move over time.

A property advertised at J$40 million has not necessarily become worth J$40 million. Credibility comes from comparable sales, condition, location, title, land area and demand. These concepts should remain separate in Jamaica Homes reporting.

Tourism & Short-Term Rental Impact

Jamaica Homes may publish proprietary asking-price benchmarks as a secondary dataset, but they should be labelled Jamaica Homes indicative asking-price benchmark, not “average property price.”

A defensible benchmark would disclose qualifying listing count, collection dates, property type, communities covered, development inclusion, land and commercial exclusions, duplicate removal, stale-listing treatment, US-dollar conversion, and whether the result is a median or arithmetic average.

Until that supporting method is available, broad J$24 million and J$20.5 million figures should not be headline market indicators.

Mortgage & Interest Rate Context

Parish averages combine markets that are too different to treat as homogeneous. Kingston 6, Kingston 8, Kingston 19 and rural eastern St Andrew should not become one price measure. Nor should conventional Montego Bay housing be mixed with Ironshore, Rose Hall and tourism property.

A stronger future Jamaica Homes index would separate Corporate residential, commuter residential, north-coast conventional housing, tourism and resort residential, regional urban markets, and residential land. It would also separate property type and bedroom count where samples allow.

Construction & Development Pipeline

Mortgage lending remained supportive even as its growth moderated. Bank of Jamaica reported mortgage loans to individuals growing by approximately 12.3% year-on-year in September 2025, compared with 14.3% previously.

In 2024, lenders opened 4,822 new mortgage accounts worth approximately J$82.9 billion. New-loan values grew 12.8% while account numbers grew 5.4%, consistent with larger loan sizes — though not proof that every borrower bought a more expensive home.

A public August 2026 snapshot showed approximately 4,399 Jamaican properties advertised for sale through Realtor.com's international portal. This is not total inventory and may include syndicated or overlapping listings.

Analyst Commentary

The report helps readers understand market direction; it cannot value a particular property.

Buyers should compare recent completed sales where available, similar property types, comparable communities, condition and age, land area, title and encumbrances, access and utilities, renovation needs, time on market and asking-price changes.

Sellers should not mechanically apply the national 9.4% increase to a previous valuation. A home worth J$30 million in 2024 is not automatically worth J$32.82 million simply because a national index rose.

Methodology

This report draws on several datasets.

  • Bank of Jamaica: residential property-price and mortgage indicators.
  • Realtors Association of Jamaica MLS: completed values and volumes captured through the MLS; these do not represent every sale in Jamaica.
  • Jamaica Homes market intelligence: independently calculated advertised-price indicators, clearly labelled separately from official indices.
  • Public listing portals: supplementary evidence of current supply and seller expectations.

Jamaica Homes asking-price indicators are not official property-price indices.
