Setting the Right Price

Pricing your property correctly is the single most important factor in generating enquiries and achieving a sale or let.

Research the Market

Before setting your price, spend time researching what similar properties in your area are listed for. Use the Browse page to search for comparable properties by parish, town, bedrooms, and property type. Pay attention to:

  • Properties at a similar size and bedroom count
  • Same or nearby neighbourhood
  • Comparable features (furnished, pool, parking etc.)
  • How long similar listings have been active

Pricing Strategies

For Rentals

Price at market rate or slightly below to generate multiple enquiries quickly. A property priced 10-15% below the average for its area will typically receive 2-3× more enquiries and let faster.

For Property Sales

Leave room for negotiation — buyers in Jamaica typically expect to negotiate 5-10% off the asking price. Setting a realistic asking price attracts serious buyers and prevents the listing from going stale.

Currency

Listings can be priced in JMD or USD where that currency is selected. Keep the price and currency clear, and confirm any conversion or payment arrangement directly with the other party.

Overpricing Hurts More Than It Helps

Properties listed above market value sit unsold for months, become associated with being undesirable, and often eventually sell for less than if they had been priced correctly from the start. If you're not getting enquiries within 2 weeks, consider a price review.
