Safety Tips for Renters
Stay safe when searching for and renting accommodation in Jamaica.
Before You Enquire
- Look for the Verified badge on listings — this confirms the advertiser's identity has been checked
- Read the full listing description carefully before contacting
- Check the photos carefully — do they look genuine and consistent?
- Be suspicious of prices that seem too good to be true for the area
- Search the address online to confirm the property exists
- Check the advertiser's other listings — reputable landlords often have multiple verified ads
During Viewings
- Always view before paying any money
- Visit during daylight hours
- Bring a friend or family member with you
- Tell someone where you're going and when you'll return
- Check all rooms, water pressure, electricity, and security features
- Ask to see proof of ownership or management authority
- Take photos during the viewing to compare properties
Before Signing or Paying
- Never pay a deposit before viewing the property in person
- Get everything in writing — a formal tenancy agreement
- Read the tenancy agreement carefully before signing
- Understand what the deposit covers and when it will be returned
- Pay by bank transfer (not cash) so you have a record
- Get a signed receipt for any money paid
- Confirm move-in date and inventory check arrangements
Red Flags to Watch For
- Landlord asks for payment before viewing
- Property is dramatically below market price
- Landlord claims to be abroad and can't show the property
- Pressure to pay quickly to secure the property
- Request for payment via wire transfer or gift cards
