Professional Photography Tips

Great photos are your most powerful tool for attracting enquiries. You don't need expensive equipment — just these simple techniques.

The Stats Don't Lie

Listings with 8+ quality photos receive up to 3× more enquiries than listings with 1-2 photos or no photos at all. This is the highest-impact improvement you can make to your listing.

Do This

  • Shoot in daylight — open curtains and blinds fully
  • Declutter and clean every room before photographing
  • Shoot from corners to make rooms look larger
  • Include all rooms: bedrooms, bathrooms, kitchen, living areas
  • Photograph any outdoor space, garden, pool or view
  • Use portrait orientation for rooms, landscape for exterior/views
  • Take a photo of the street and neighbourhood
  • Aim for at least 8-10 photos per listing

Avoid This

  • Don't photograph in poor lighting or at night
  • Don't include people in your photos
  • Don't use photos from previous tenancies without updating
  • Don't use blurry, dark or rotated photos
  • Don't skip the kitchen or bathroom — buyers look for these

Lighting is Everything

The best time to photograph most Jamaican properties is mid-morning (9am–11am) when natural light is strong but not directly overhead. For properties with ocean or mountain views, golden hour (sunrise or sunset) creates stunning shots that showcase the location at its best.

Using Your Smartphone

Modern smartphones take excellent property photos. Use the built-in wide-angle lens if available (usually 0.5× mode). Enable HDR mode for high-contrast situations like a bright window in a room. Clean the lens before shooting. Turn on the grid to keep horizontal lines straight.
