Avoiding Scams
Recognise common rental and property scam tactics in Jamaica and protect yourself.
The Golden Rule
Never pay money to a landlord before physically visiting and verifying the property. No legitimate landlord will ask for payment before a viewing.
Common Scam Tactics
The Absent Landlord
Landlord claims to be abroad or out of Jamaica and cannot show the property. They ask you to pay a deposit to 'hold' the property and promise to send keys. This is almost always a scam.
Too-Good-To-Be-True Pricing
A spacious furnished apartment in a prime Kingston location advertised for J$25,000/month. If it's dramatically below market rate, it's a red flag. Scammers use unrealistically low prices to attract victims.
Advance Fee Request
You're asked to pay an 'admin fee', 'holding deposit', or 'key fee' before viewing. Legitimate landlords don't charge fees before viewings.
Stolen Photos
Scammers use photos stolen from legitimate listings or Airbnb. If you suspect this, do a reverse image search on the photos.
Urgency Pressure
You're told the property is in high demand and you must pay immediately or lose it. This pressure tactic is designed to prevent you from thinking carefully.
Western Union or Gift Cards
You're asked to pay via wire transfer, Western Union, MoneyGram, or gift cards. Legitimate landlords accept bank transfers or cheques — never gift cards.
How to Protect Yourself
- Always physically view a property before paying anything
- Verify the landlord's identity — ask for ID
- Pay by traceable means — bank transfer, not cash or gift cards
- Get a signed receipt for all payments
- Use a formal written tenancy agreement
- Trust your instincts — if something feels wrong, walk away
- Report suspicious listings immediately
