Jamaica Property Value & Net Proceeds Calculator
User Manual
1. Introduction
The Jamaica Property Value & Net Proceeds Calculator is an online tool designed to help property owners, buyers, and realtors in Jamaica estimate:
- The potential boosted sale price of a property after upgrades.
- The true net proceeds a seller can expect to receive after deducting mortgages, fees, and transaction costs.
This manual provides step-by-step instructions on how to use the calculator effectively.
2. Purpose of the Calculator
When selling a property in Jamaica, the advertised sale price and the final cash you walk away with are rarely the same. Mortgages, transfer taxes, legal fees, and realtor commissions reduce proceeds. On the other hand, upgrades—such as landscaping, solar energy systems, or hurricane shutters—can increase the sale price significantly.
The calculator combines both sides: costs deducted and value boosters added, to give you a more realistic financial picture.
3. Key Features
- Editable Inputs – Enter your property value, mortgage balance, and costs.
- Automatic Calculations – Calculates boosted property value, deductions, and final net proceeds.
- Value Boosters – Tick upgrades like solar panels, security systems, or landscaping to see their effect on sale price.
- Diminishing Returns Formula – Ensures upgrade percentages are realistic, not exaggerated.
- Confidence Band – Provides a ±3% range to reflect market conditions.
4. Inputs & Definitions
When you open the calculator, you’ll see three main sections:
A. Property Value & Debts
- Current Market Value – Enter the estimated value of your property today.
- Outstanding Mortgage / Liens – Any debt secured against the property that must be paid off upon sale.
B. Transaction Costs
Pre-filled with typical Jamaican rates, but editable:
- Agent Commission (5%)
- GCT on Commission (15%)
- Transfer Tax (2%)
- Legal / Conveyancing Fees (1.5%)
- Miscellaneous Costs (survey, title checks, etc.)
- Staging / Prep Costs (optional)
C. Value Boosters
A checklist of possible improvements, each with an estimated percentage increase:
- Kitchen remodel
- Landscaping / curb appeal
- Hurricane-rated windows & roof reinforcement
- Solar panels, generators, water storage
- Smart home security
- Swimming pool / outdoor living space
- Rental-ready configuration (lock-off unit)

6. Example Walkthrough
Scenario:
- Property Value: JMD 40M
- Mortgage: JMD 10M
- Agent Commission: 5% (default)
- Boosters Selected: Landscaping (+5%), Solar Panels (+6%)
Result:
- Boosted Sale Price: JMD 44.4M
- Total Deductions: ~JMD 12.8M
- Net Proceeds: ~JMD 31.6M
This means that while your sale price rises by 4.4M due to upgrades, the real money you receive after all obligations is closer to JMD 31.6M.
7. Interpreting Results
- Boosted Sale Price shows potential market advantage.
- Net Proceeds is the most important figure—it reflects what you’ll actually take home.
- ±3% Confidence Band helps account for market fluctuations (buyer negotiations, appraisal differences, etc.).

- Homeowners – Planning to sell or renovate.
- Diaspora Investors – Returning Jamaicans assessing property upgrades.
- Realtors – Demonstrating value to clients with transparent calculations.
- Developers – Estimating how project features may affect sales.
9. Limitations
