In Jamaica, a verification of deposit is a document used by mortgage lenders to confirm a borrower’s bank account balances. When requested by a lender, a borrower’s bank will provide current balance information along with details of the borrower’s average bank balances over the past two months. To facilitate this, loan applicants must sign a form authorizing their bank to release this information to the lender. For each bank listed by a borrower on their mortgage application, a verification request must be made. However, if multiple banks are involved, lenders can ask the borrower to sign a general authorization form, which allows the lender to request information from all relevant institutions. For first mortgages, lenders must send these requests directly to each bank, which must respond directly to the lender without involving the borrower. In the case of a second mortgage, borrowers can request the verification of deposit themselves from their banks, but the bank must still send the completed information directly to the lender.
