This concept residential home is designed for a Jamaican neighbourhood setting, balancing modern architectural clarity with everyday livability. The house is organised as a compact two-storey volume defined by strong horizontal planes and a deep projecting upper floor. The overhang is not purely aesthetic; it plays a critical climatic role by shading the ground floor walls and openings, reducing heat gain and protecting the structure from heavy tropical rainfall.
The ground floor is imagined as the primary living zone, accommodating living, dining, and kitchen spaces arranged to open toward the garden rather than the street. This inward-facing approach enhances privacy while encouraging airflow and natural light. The layout supports both family life and casual entertaining, with circulation that feels open but controlled.
The upper floor is dedicated to private spaces. Bedrooms are positioned to benefit from cross-ventilation, while the main bedroom connects to a shaded balcony that functions as an outdoor extension of the room. This balcony reinforces the indoor–outdoor lifestyle common to Jamaican homes, offering comfort without exposure to harsh sun.
Material choices are deliberately restrained. Smooth rendered concrete provides durability, low maintenance, and thermal stability, while timber doors and window elements introduce warmth and a local sensibility. The neutral palette allows the building to sit quietly within its landscaped surroundings rather than dominating them.
The design prioritises passive cooling through deep overhangs, thoughtful window placement, and shaded outdoor areas, reducing reliance on mechanical systems. Landscaping is an integral part of the concept, with surrounding greenery contributing to cooling, privacy, and a softer visual presence.
This home is conceived as a realistic, buildable model for the Jamaica Homes portfolio, suitable for a standalone residence or adaptation within a small residential development. It represents a calm, contemporary approach to Jamaican housing that values comfort, climate responsiveness, and long-term usability.
