Moving into or out of a property in Jamaica can bring both excitement and challenges, but proper planning makes the process much easier.

Moving In Day
At the start of your tenancy, an inventory check-in is typically conducted by a professional chosen by the landlord or agent. This check-in should cover the condition of all items in the property, meter readings, and the number of keys handed over. If no inventory is done, request that your landlord or agent arranges one. It’s a good idea to keep a copy of your tenancy agreement for reference. Setting up automatic rent payments can also help avoid missing payments.

Council Tax and Exemptions
Full-time students in Jamaica are generally exempt from council tax but must provide exemption certificates to the local council. If you’re living with part-time students, keep in mind that they are still liable for council tax, which could create confusion about who is responsible for the payments.

Updating Your Address
Remember to update your address with key parties such as government authorities, health services, employers, and utility suppliers. Also, update your address for your driving license, TV license, and subscriptions, and make sure your details are reflected in the electoral register.

Moving Out Day
The tenancy agreement will outline the end date and any specific requirements. Some landlords may ask for the property to be professionally cleaned. Begin packing well in advance by gathering boxes—supermarkets often offer free, unwanted boxes. Try to use up any leftover food to save space and money.

Disposing of Waste
When moving out, be mindful of the amount of waste you dispose of. Many councils impose limits on how much waste they will collect, and excess rubbish left on the property during the end-of-tenancy inventory might result in additional charges.

Tips for Getting Your Full Deposit Back
To maximize the return of your deposit, make sure to:

  • Remove all rubbish, including from gardens and yards
  • Clean walls and skirting boards to remove marks and grime
  • Repair or replace any broken items
  • Vacuum carpets and mop floors
  • Thoroughly clean kitchens, bathrooms, and common areas
  • Defrost the freezer and clean the fridge
  • Take pictures of the property once you’ve cleaned and cleared it, just in case there are disputes about its condition

By following these steps, you can help ensure a smooth move and increase the chances of getting your full deposit back.
