How Can You Obtain a Real Estate License in Jamaica? (A Simple Guide)

  1. Apply for the Real Estate Salesman Course
  2. Complete the Course
    • Successfully complete the Real Estate Salesman training program offered by RETI.
  3. Pass the Prerequisite Exams
    • Sit and pass the required exams to demonstrate your knowledge of real estate practices and regulations.
  4. Obtain a Criminal Record Certificate
    • Visit your parish council’s Tax Office to pay the fee for a criminal records check.
    • Book an appointment with the relevant office to get fingerprinted.
    • Collect your Criminal Record Certificate on the designated date.
  5. Visit the Office of the Supervisor of Insolvency
    • Go to the Office of the Supervisor of Insolvency, located on the second floor of the Caldon Finance Building at 52-60 Grenada Crescent, Kingston.
    • Bring your Jamaican Tax Registration Number (TRN), address details, and pay the relevent fee in cash.
    • Obtain the Bankruptcy Receipt, which will be sent directly to the Real Estate Board (REB).
  6. Notarize Required Documents
    • Have all necessary documents notarized by a Justice of the Peace (JP), including proof of address, fitness questionnaire, and photographs.
  7. Complete and Submit Your Salesman Application
    • Full List of Documents Required for Submission with the Salesman License Application to RETI
    • Completed Application Form
      • Ensure all sections are filled out accurately.
    • Completed Fit and Proper Form
      • This form assesses your eligibility and character for licensing.
    • Two Certified Passport-Size Photographs
      • Photographs must be certified by a Justice of the Peace (JP) or Attorney-at-Law.
      • Note: The JP certifying your photos cannot also serve as a reference.
    • Application Fee Payment
    • Three Reference Letters
      • Must be from individuals in the following categories:
        • Justice of the Peace (JP)
        • Minister of Religion
        • Medical Doctor
        • Police Officer
        • Active Real Estate Dealer (excluding your employer)
        • Senior Teacher or Principal
        • Senior Civil Servant
        • Bank Manager
    • Proof of Address
      • Submit either:
        • A recent utility bill (electricity, water, etc.), or
        • A letter from a JP confirming your address.
    • Copy of TRN (Tax Registration Number)
      • A clear photocopy is sufficient.
    • Police Report
      • Obtain this from the relevant authorities after completing the criminal records process.
    • Bankruptcy Receipt
      • This must be acquired from the Office of the Supervisor of Insolvency.
    • Missing or incorrect documentation may delay the processing of your application.
    • Deliver the completed application and documents to the REB.
  8. Pay the Application Fee
    • Pay the prerequisite application fee to the REB.
  9. Await Approval
    • The REB will review your application. The process typically takes about one month.
  10. Pay the Licensing Fee
    • Once your application is approved, pay the licensing fee. This fee covers the licensing period from April to April.
  11. Submit a Broker Letter
    • Provide a letter from the broker under whom you will be working, as this is a requirement for obtaining your license.

Once these steps are completed, you will officially receive your real estate license, allowing you to work as a licensed salesperson in Jamaica.
