Subletting

In Jamaica, subletting occurs when a tenant rents out their leased property to another person while still holding responsibility for the original lease. This often happens when a tenant needs to move temporarily but wants to retain their residence. To sublet a property, the tenant must first obtain approval from the property owner or landlord. A formal agreement outlining the start and end dates of the sublet period is necessary, ensuring all terms are clear. The landlord must approve the new tenant before they move in. For property owners, subletting can provide an opportunity to earn extra income. The property should be fully paid for and in the owner’s name. Owners are advised to conduct thorough background checks on potential subtenants to ensure their suitability.
