Freeholder

A freeholder is an individual or entity that holds a freehold interest in a property, which represents the highest form of property ownership available. In the context of real estate, a freehold ownership means that the freeholder possesses the property and the land it sits on indefinitely, without any time constraints or expiration of ownership rights. This is contrasted with leasehold ownership, where the rights to the property are limited to a specific duration, after which the ownership reverts to the freeholder or landlord. The rights of a freeholder include the ability to occupy, use, sell, or transfer the property at their discretion. They are also responsible for maintaining and managing the property, including any obligations related to land use or local regulations. Freeholders have control over their property and are not subject to periodic rent payments to a landlord, unlike leaseholders. In practice, owning property as a freeholder provides a sense of permanence and stability, as the ownership is not constrained by a lease term. For example, in Jamaica, a freeholder could own a piece of land and a house built on it indefinitely, with full authority over how the land and property are used or modified. This type of ownership is often sought after for its security and long-term benefits.
