The house unfolds as a series of calm horizontal planes that appear to hover lightly above the tropical landscape. A broad roof slab stretches outward to form deep shaded terraces, creating a protective architectural canopy that shelters the glazed living spaces beneath. The ground floor dissolves almost entirely into glass, allowing the interior living and lounge areas to open seamlessly toward the pool terrace and surrounding garden. Above, a cantilevered upper pavilion sits lightly on slender structural supports, framing panoramic views while maintaining a sense of privacy within the bedrooms. The geometry is deliberately restrained, relying on proportion, shadow, and the warmth of timber-lined soffits to soften the crisp concrete structure. Reflections from the pool animate the underside of the terraces, allowing water, light, and architecture to interact throughout the day. Landscaping is kept low and controlled, allowing the tall palms and surrounding greenery to frame the house naturally without competing with the architecture. As evening falls, the illuminated interior reveals the building as a transparent domestic pavilion set gently within the tropical environment. This conceptual residence explores how contemporary Caribbean homes can merge architecture, climate, and outdoor living into a single composed experience.
Year: 2026
Lead Designer: Jamaica Homes
Type: Contemporary Tropical Pavilion Residence (Conceptual Architecture)
Main Architectural Elements: Cantilevered upper pavilion · expansive roof overhangs · floor-to-ceiling glazing · timber-lined soffits · courtyard pool terrace · open-plan ground floor
Crucial Location Factors: Coastal tropical conditions require deep shading, durable materials, and natural cross-ventilation to maintain comfort throughout the year. Reliable infrastructure, proper drainage, and privacy from neighbouring properties support the integration of open outdoor living spaces.
Category: Residential (Concept)
Best Use (Occupancy Classification): Homes
Location: Montego Bay, Jamaica
Energy Efficiency: Deep roof overhangs reduce solar heat gain while large operable glazing allows cross-breezes to cool interior spaces naturally.
Design fitting function (build-to-suit): Designed for luxury tropical living where interior spaces flow directly into shaded terraces, gardens, and poolside environments.
The architecture feels effortless, shaped as much by climate and landscape as by structure.
