User Manual – Rental Yield Calculator

This tool helps you quickly estimate the Gross and Net Rental Yield of a property investment.


Purpose

Rental yield shows the percentage return on a property based on rental income.

  • Gross Yield = rent income ÷ purchase price (ignores expenses).
  • Net Yield = rent income – expenses ÷ purchase price (more realistic).

How to Use

  1. Enter Property Price
    • Use the number box or slide the Purchase Price (JMD) slider.
    • Example: 20,000,000 JMD.
  2. Enter Monthly Rent
    • Input the expected rent or use the Monthly Rent (JMD) slider.
    • Example: 150,000 JMD.
  3. Enter Annual Expenses (Optional)
    • This covers property taxes, maintenance, insurance, etc.
    • Either type the value or adjust the Annual Expenses (JMD) slider.
    • Example: 500,000 JMD.
  4. View Results Instantly
    • The calculator automatically updates:
      • Gross Yield → ignores expenses.
      • Net Yield → accounts for expenses.

  • Purchase Price: 20,000,000 JMD
  • Monthly Rent: 150,000 JMD
  • Annual Expenses: 500,000 JMD

Results:

  • Gross Yield = 9.00%
  • Net Yield = 6.50%
