Property Maintenance Planner – Jamaica

User Manual

This tool helps Jamaican property owners estimate the annual cost of maintaining their property. By adjusting the sliders, you can see how different factors affect your maintenance budget.

📋 How to Use

1. House Size (sq. ft.)

  • What it means: The total floor area of your house in square feet.
  • How to use: Move the slider left or right to match your home’s approximate size (e.g., 1,500 sq. ft., 3,000 sq. ft., etc.).
  • Effect: Larger homes generally cost more to maintain due to bigger roofs, walls, and floor areas.

2. House Age (years)

  • What it means: How many years since your property was built.
  • How to use: Slide to match your home’s age.
  • Effect: Older houses often require more maintenance (e.g., roof repairs, plumbing, electrical updates).

3. Garden Size (sq. ft.)

  • What it means: The size of your outdoor green space.
  • How to use: Slide to match your lawn/garden area.
  • Effect: Bigger gardens mean higher landscaping and irrigation costs.

4. Pool

  • What it means: Whether your property has a swimming pool.
  • How to use: Slide to “Yes” (1) if you have a pool, or “No” (0) if you don’t.
  • Effect: Pools require cleaning, chemicals, pumps, and repairs.

5. Major Appliances

  • What it means: Number of large appliances (e.g., fridge, stove, washer, dryer, AC units, water heater).
  • How to use: Adjust the slider to reflect how many you own.
  • Effect: More appliances = higher servicing and replacement costs.

Estimated Annual Cost

  • Displayed at the bottom in a bold brown box.
  • Updates in real-time as you adjust sliders.
  • Shown in JMD (Jamaican Dollars).

Tips for Accuracy

  • Use realistic estimates for your property.
  • Update values once a year to reflect changes (e.g., new appliances, renovations).
  • For multi-family homes or rental properties, increase the house size and appliances accordingly.

Disclaimer

This is a general estimation tool. Actual costs may vary depending on:

  • Location (urban vs. rural Jamaica).
  • Material quality (e.g., roofing, tiles, fixtures).
  • Labour costs in your area.
  • Frequency of repairs and upgrades.

Example:

  • A 2,000 sq. ft. home that is 15 years old, with a 1,000 sq. ft. garden, 1 pool, and 8 appliances, might show an annual maintenance cost of around JMD 350,000 – 400,000.
